The home selling process encompasses more than just listing your home on the market and accepting an offer.  Unless the potential buyer is purchasing your home with all cash, you can expect the buyer’s lender to request a home appraisal.  The appraiser’s job is to determine if your home is worth the price that was agreed upon. If it’s not, the lender may not provide the buyer with the funding needed and there is a chance the deal may not happen.  Here are a few home cleaning tips that will help you wow the appraiser while making sure your home appraises for more.

Deep Cleaning

A deep-cleaning should be done before the appraiser arrives. The appraiser is no different than you or I and they know when something is clean and will show well. It leaves them with a better impression of your home overall.

In theory, a clean home should not impact the price of your home’s appraisal, but many agents agree that it seems to.  With that being said, spend a few days doing some of those spring cleaning tasks before your appraisal.

Provide Details

To help present your home in its best light create a list to provide to the appraiser that details all the upgrades and other features that are not as noticeable throughout your home.  Provide the appraiser space when they are in the home. It is okay to be available for questions should they have them.

Mood

You only get one chance to make a good first impression and that means your home does as well.  For instance, if your home is inviting from the front but the backyard is a disaster, don’t start the tour with the backyard. To help set the mood for the appraisal inside the home pay attention to the fine details beforehand.  Clean the walls from the handprints your kids may have left, touch up paint spots, and consider hiring someone to do a full cleaning inside the home if your schedule does not allow for it.

Whatever you do, don’t try to bribe the appraiser. This is illegal. While this may seem like common knowledge, you would be surprised to hear that it happens more often than you think.  It’s okay to be cordial and offer the appraiser refreshments though.
