Although the process is quite different from the process of buying an existing home, these tips will help make the process one that’s much simpler and easy for you to navigate.


  • Step One- Find an agent. An agent will be able to guide you through the entire process from start to finish. You’ll be able to use their knowledge of area builders, neighborhoods within your budget, and relationships with others in the new home industry. You’ll want someone on your side now more than ever to help you find the right neighborhood and pair you with a builder you can trust. An agent will be your right-hand person throughout the entirety of the home building process. You do not need to use the agent that works directly with a builder. Using your own real estate agent with whom you already trust does not cost you any extra or penalize you, the buyer. The price of the new home is the price regardless of whose agent you decide to use.

  • Step Two- Decide which type of builder you’d like to use. If you didn’t know there were different types of builders, don’t worry, you aren’t alone. You’ll need to choose between a custom builder and a production builder. A production builder usually uses a small number of home plans. You can then make small design or upgrade choices based on personal preference. A custom builder affords much more flexibility. Each option has its pros and cons, an agent can walk you through the process and help you to decide what’s best for you and your family.

  • Step Three- Choose a location. Some builders have lots that are available for new builds. You may choose to build in a new neighborhood or have a piece of land you ’ll want to use. Your agent can help you with the selection of a new location thanks to their access to a wide variety of options and relationships with builders.

  • Step Four- Create a plan for selling your existing home. Much of the timeline of selling your existing home depends on the way your builder will build the home. You may need to wait to sell your home due to the timeframe of your builder. Other builders may have different requirements in regards to contingency offers etc. Speak with your agent to decide when and how you’ll sell your existing home.
